REALTORS® Seek Pre-Qualification: Essential for Buyers, Safety for Brokers

I’ve lost many potential buyers because I require a pre-qualification letter from a lender or proof of funds in order to work on your behalf. 20 minutes of your time doing so is surely worth several hours of my time, right? I not only do this so I know I’m not spinning my wheels but also for my safety. Many brokers have been in situations that were not good, and their gut instincts may or may not have kicked in, and, in some cases, those brokers lost their lives. Lucky for me, I am a man at 6'3", and that likely won't occur; however, it is a wild and crazy world. 

So, when a REALTOR® asks you for a pre-approval before showing a home, it’s not because we think you can’t buy a home. Please don’t take it personally with “I shouldn’t have to show you that in order to look at home" or “Do I look like I can’t buy a home?"

I’ve had a multi-millionaire get out of his beat-up 1990 Chevy truck looking like he hadn’t seen a shower in weeks and buy a 3 million dollar property, as well as a woman wearing a Rolex and dressed to the hilt driving a Land Rover Limited who ended up having a credit score of 470 and couldn’t buy a home, let alone rent one. It’s not about you and how you appear or present yourself or the fact that you think it’s our job to show houses. We are not tour guides. Our job is to show homes to qualified home buyers and to also protect ourselves. When you go to the doctor to have surgery, do you show up and say, "Here I am; let's do this"? No, you have several consultations prior so you and your doctor are prepared. Same scenario in real estate.

Credit blips, debt-to-income issues, and a multitude of other items can pause your dreams rather quickly, and we can help you work through those before you and I waste a ton of time. A larger side to this is if you are a serious buyer, why would you not want to be prepared? In a competitive market like the Outer Banks, homes come on the market and may sell in a matter of hours. The seller's broker and their clients will not consider your offer to purchase without a valid pre-qual letter period. Finding the home you love only to have to then wait on getting prequalified is all the time it will take for you to potentially lose that property to a buyer that did his homework upfront and listened to guess who: the broker or the REALTOR®.
